Buying a Home Sight Unseen

In a market where the best homes are selling in days, some buyers are making offers on homes without ever visiting the home. Out of state buyers can’t wait until their travel schedule allows for a showing. The proliferation of property information, photos, videos, and neighborhood data is giving buyers more confidence to bid on homes without visiting them in person. This is more common with second homes in vacation markets where buyers are typically in a different state and fixer-uppers where rehabbers have strong competition because of limited inventory. Buyers who make offers sight unseen will visit the home after the contract is signed and before completing the purchase – typically during the home inspection. One risk to a seller is that the buyer may change their mind and cancel the contract after visiting the home.
