A Market in Transition

A sure bet in real estate is that markets will transition. The strong seller’s market in the Chicago area that we have experienced for the past 18 months is now transitioning toward a balanced market. Although inventory is still tight, buyers have less urgency to act on new listings and can again request concessions from sellers on things like the home inspection. Sellers may see homes staying longer on the market, but homes that are in excellent condition and priced right will still sell quickly. Offers may be at or close to list price while extraordinary offers over list price are rare. In a balanced market one side does not hold much of an advantage.
